This Policy explains how ESTATEREAL uses cookies and related technologies on www.estatereal.gr and how you can manage your choices.
1. WHAT COOKIES ARE
Cookies are small files or sets of information stored on, or retrieved from, a user’s device when visiting a website. They may be used for technical operation, remembering preferences, measuring traffic or, where applicable and permitted, advertising purposes.
2. LEGAL FRAMEWORK AND CONSENT
Under applicable electronic-communications law, storing information on a user’s device or accessing information already stored is generally permitted after clear information and consent. An exception applies to technologies strictly necessary to transmit a communication or provide a service expressly requested by the user. At ESTATEREAL, Google Analytics 4 and Meta Pixel are treated as optional technologies and are activated only after the corresponding consent.
Optional cookies must be disabled by default and activated only after the user makes a positive choice. Refusal or withdrawal must remain practically available without undue difficulty.
3. COOKIE CATEGORIES
3.1 Strictly necessary cookies
These are necessary for basic website functions, security or storing the user’s choice concerning optional cookies. They are not used for independent advertising or analytics purposes.
3.2 Functionality cookies
In the current website version, ESTATEREAL does not use optional functionality cookies. If such technologies are introduced, this Policy and the Cookie Table will be updated and, where required, prior consent will be requested.
3.3 Statistics/analytics cookies
These measure traffic and help us understand how the website is used. ESTATEREAL uses Google Analytics 4 (Measurement ID G-88HKH9EL6B) for this purpose. The Google tag and relevant cookies are not loaded until the user consents to the Statistics/Analytics category.
3.4 Advertising/targeting cookies
These measure the effectiveness of advertising and, depending on platform settings, may support retargeting or personalized advertising. ESTATEREAL uses Meta Pixel (Pixel ID 2336845030187329). The Pixel script and relevant cookies are not loaded until the user consents to the Marketing/Advertising category.
4. FIRST-PARTY AND THIRD-PARTY COOKIES
First-party cookies are set on the estatereal.gr domain. Certain third-party technologies may also store or receive identifiers and other information through the browser. In the current website version, the only optional third-party services in use are Google Analytics 4 and Meta Pixel. These services must not be activated before the user gives the relevant consent.
5. COOKIE BANNER AND PREFERENCE MANAGEMENT
On the first visit, users are given equally accessible choices to accept or reject optional cookies and may configure choices by category, without pre-selected acceptance. Rejecting optional cookies does not prevent access to the website’s basic content. Choices may be changed or withdrawn at any time through the persistent “Cookie settings” control displayed on the website.
6. BROWSER SETTINGS
Most browsers allow cookies to be deleted or blocked. Disabling strictly necessary cookies may affect basic website functions. Browser settings do not replace the website consent mechanism for optional technologies.

Based on the current implementation of www.estatereal.gr, the optional cookies and technologies above are used. The table is updated whenever a relevant tag, cookie or third-party provider is added, removed or changed.
Note: durations are the standard periods published by providers and may be affected by browser settings or service changes. The _fbc cookie is created only where the technical conditions exist to identify a relevant advertising click.
8. GOOGLE ANALYTICS 4 AND META PIXEL
Google Analytics 4, configured with Measurement ID
G-88HKH9EL6B, is used for statistical analysis of
website traffic and use. Its main cookies are _ga and _ga_88HKH9EL6B.
The Google tag is loaded only after Analytics consent.
Meta Pixel, configured with Pixel ID 2336845030187329,
is used to measure advertising performance and, depending on Meta
settings, for targeting/retargeting. Its main cookies are _fbp and,
where an advertising-click identifier exists, _fbc. The Meta script is
loaded only after Marketing/Advertising consent.
No other optional analytics or advertising tools that install cookies
are used in the current version. The Policy will be updated if the
technical implementation changes.
9. PERSONAL DATA AND RIGHTS

10. CHANGES
This Policy may be updated when website technologies or the legal framework change. The current version will be posted at www.estatereal.gr/cookies with its latest-update date.
