These Terms of Use govern access to and use of the website www.estatereal.gr and the content made available through it. The website is operated by ER ESTATES SOCIETE ANONYME, trading as ESTATEREAL. Please read these Terms before using the website. If you do not agree with them, please do not use website functions that require their acceptance.
These Terms concern use of the website and do not replace a specific brokerage agreement, mandate, property-viewing instruction, offer or other written agreement with ESTATEREAL. In the event of conflict, the specifically agreed terms of the relevant contract prevail, subject to mandatory law and consumer-protection legislation.

2. PURPOSE AND NATURE OF THE WEBSITE
The website provides information about ESTATEREAL, its services, properties offered or promoted for sale or lease, and general information concerning the real-estate market. Unless expressly stated otherwise, the content is informational and promotional.
Merely visiting the website, viewing a listing, submitting an enquiry form, e-mail or message, or making telephone contact does not in itself create a brokerage agreement, reserve a property, constitute acceptance of an offer or create an obligation for ESTATEREAL or the owner. Legal and financial commitments are determined exclusively by the specific agreements and documents concluded in each case.
3. PROPERTY LISTINGS AND INFORMATION
ESTATEREAL takes reasonable steps to keep property information accurate and current. However, a material part of that information may be based on data supplied by owners, representatives or other lawful sources and may change without prior notice.
• Availability, asking price or rent, characteristics and terms of disposal may change, or a property may be withdrawn, at any time.
• Areas, dimensions, floor plans, distances, travel times and other numerical data may be approximate unless expressly stated as verified.
• Photographs, video, floor plans, three-dimensional renderings and other visual material are intended to present the property and do not replace an on-site visit or technical and legal due diligence.
• Information about planning status, title, energy performance, common charges, returns, development potential or tax matters must be confirmed by the appropriately qualified professional before a decision is made.
4. BROKERAGE SERVICES AND COMMISSION
Brokerage services are provided under the specific agreement or mandate concluded between ESTATEREAL and the client and in accordance with applicable law. Any brokerage commission, the time at which it becomes due and the other specific terms are set out in the relevant written agreement. No brokerage commission arises solely from browsing the website or sending an initial enquiry.
5. INDEPENDENT PROPERTY CHECKS AND PROFESSIONAL ADVICE
Before buying, leasing, selling or entering into any other property transaction, interested parties should carry out the checks they consider necessary with professionals of their choice, such as a lawyer, notary, engineer, accountant or tax adviser. Unless expressly agreed otherwise, ESTATEREAL provides brokerage services, and website information does not constitute legal, tax, investment, technical or planning advice.
6. CONTACT AND ENQUIRY FORMS
Users must provide accurate and lawful information when communicating with ESTATEREAL. The company may use submitted information to respond to a request, arrange a viewing, provide information about a particular property or take pre-contractual steps requested by the user. Personal data are processed in accordance with ESTATEREAL’s Privacy Policy.
Optional commercial or advertising communications are sent only to the extent permitted by applicable law and, where required, after consent has been obtained.
7. PERMITTED USE — PROHIBITED ACTIONS
The website is provided for lawful personal or professional information about ESTATEREAL’s services and properties. Without ESTATEREAL’s prior written permission, users may not in particular:

• attempt unauthorized access, interfere with operation, circumvent security measures or introduce malicious code; or
• use content in a manner that infringes intellectual or industrial property rights, personal data or other legal provisions.
8. INTELLECTUAL AND INDUSTRIAL PROPERTY
Unless otherwise stated, the website structure, design, text, graphics, logos, distinctive signs, the ESTATEREAL trademark, the ER monogram and original audiovisual material belong to ESTATEREAL or are lawfully used under licence. Third-party material remains the property of its respective owners.
Access to the website does not transfer or grant any intellectual or industrial property right. Normal personal use of content to evaluate properties and services is permitted. Any other reproduction, modification, distribution or commercial use requires prior permission unless expressly permitted by law.

The website may contain links to, or embedded content from, third parties, such as listing platforms, maps, social media or video services. Those services operate under their own terms and policies. ESTATEREAL does not control the content or availability of third-party websites, and the presence of a link does not in itself constitute a guarantee or endorsement.

ESTATEREAL seeks to provide secure and smooth website operation but cannot guarantee uninterrupted or entirely error-free availability. Access may be temporarily suspended for maintenance, upgrades, security reasons or circumstances outside the company’s reasonable control. Users should take normal measures to protect their devices and systems.
11. LIMITATION OF LIABILITY
To the fullest extent permitted by applicable law, ESTATEREAL is not liable for loss arising solely from a user’s reasonable reliance on website information that was supplied by third parties, changed without the company being informed or is expressly presented as indicative. ESTATEREAL is also not responsible for the operation or content of independent third-party websites.
Nothing in these Terms excludes or limits liability that cannot lawfully be excluded or limited, or restricts rights granted mandatorily to consumers by applicable law.

The website may be available in more than one language. Translations are provided for users’ convenience. If there is a material discrepancy between language versions of these Terms, the Greek version is the reference version, unless this conflicts with a mandatory rule applying to the particular user or transaction.

ESTATEREAL may update these Terms when its services, website operation or the applicable legal framework changes. The current version is published on the website with the date of the latest update. Changes do not retrospectively affect rights or obligations already agreed in a specific contract, unless lawfully provided and appropriately notified.
15. GOVERNING LAW AND DISPUTE RESOLUTION
These Terms are governed by Greek law, subject to any mandatory rules of law, consumer protection and private international law that must apply. Any dispute is subject to the courts determined by applicable law. A specific brokerage agreement may contain a separate dispute-resolution clause to the extent that it is lawful and binding.
16. SEVERABILITY
If any provision of these Terms is held invalid, ineffective or unenforceable, that provision applies to the maximum extent permitted by law and the validity of the remaining provisions is unaffected, unless the nature of the relationship requires otherwise.
